A lot of roofers will try to sell you a whole new roof no matter what is wrong with it. We do repairs every week. If a repair is all it needs, that is all we will quote you.
After wind or hail we inspect the roof, photograph everything, and explain how the insurance claim works. We handle the interior side too. Drywall, paint, flooring and ceiling texture, so one company takes the job from tarp to finished ceiling.
A good repair can add years to a roof that still has some life left. If the shingles are shot, patching delays the replacement, and you could end up paying twice. Roundhouse will come take a look for free and give you our recommendation. If it needs repaired or replaced, we've got you covered.
The usual suspects
Most repair calls come down to a handful of problems. Here is what we see week after week across Beavercreek, Kettering, Xenia, Bellbrook, Fairborn and nearby.
Water rarely drips where it gets in. It runs along rafters and decking before it shows on the ceiling, so we trace it back to where it enters the roof and fix it there.
Chimneys, walls, skylights and valleys are where most leaks start. Old flashing pulls away or cracks, and resealing or replacing it fixes the majority of one spot leaks.
Wind lifted, creased or missing shingles get replaced and sealed. We match the existing shingle as closely as the market allows and tell you up front how close that will be.
The rubber boots around plumbing vents dry out and crack years before the roof itself is done. A cheap part, a common leak, and a quick fix.
The caps along the peak take the most wind and usually fail first. Replacing a run of ridge cap is routine work.
A cooked attic ages shingles from underneath. If the ventilation is part of why the roof is failing, we tell you and fix the cause, not just the symptom.
Pricing
Repairs are priced by what the job actually takes, and three things move the number. How much of the roof is involved, how steep and how high the roof is, and whether water has already gotten into the decking underneath. You get a fixed number after we look at it, and looking is free.
On an older roof we will also give you the honest math. If a repair only buys a season or two, we say so, and here is what a full replacement looks like so you can compare both paths with real information.
