Roof replacement

When a roof starts showing its age, knowing what to do next is not always easy. We walk you through it with honest answers and a fixed written number, and most homes are finished in one to two days by an Owens Corning Preferred Contractor. It starts with a free drone inspection, and you keep the photos.

Repair or replace

Does your roof need replaced, or just repaired?

Some roofs need replaced and plenty just need a repair. We will give you an honest answer either way and lay out your options, so the decision is yours to make with real information in hand. Here is how to read your own roof from the ground first.

Signs it is time to replace

  • The roof is past 20 years old. If you are not sure how old it is, it is usually as old as the house.
  • Shingle granules keep collecting in the gutters and washing out at the downspouts.
  • Shingles are curling at the edges or starting to blister, and you can see it from the yard.
  • More than one leak has shown up in the past few seasons.
  • Your insurance carrier is requiring a new roof to keep the policy.

Signs a repair will do

  • There is one leak and you can point right at it, usually flashing around a chimney, vent or skylight.
  • The roof is young, under 15 years, and healthy everywhere else.
  • A single storm did the damage and it is confined to one section.

Pricing

What determines your roof replacement cost

Every roof gets its own number, and these are the things that move it.

Roof size

Measured on site. A roof carries more square footage than the house under it once pitch and overhangs are counted.

Pitch

Steeper roofs take more safety gear, more time and more labor.

Material

Architectural shingles, metal, or a commercial flat system. Each carries its own cost and lifespan.

Tear off

We tear off every time. Covering old shingles hides problems, and most manufacturers will not warranty a second layer.

Decking

Rotten wood found during tear off gets replaced, and you approve the addition before the work happens.

Complexity

Valleys, dormers, chimneys and skylights each take extra flashing work.

Step by step

Your roof replacement process

From the first phone call to the final walkthrough, here is exactly what happens and when.

Step 1

Inspection and estimate

We inspect the roof, drone included, photograph everything, and send you a written estimate. You keep every photo whether you hire us or not.

Step 2

Color and schedule

You pick the shingle line and color, we lock the tear off date, and you hear from us the day before with an arrival window.

Step 3

Install and walkthrough

The crew tears off, checks the decking, lays underlayment, then shingles, flashing and ridge vent, and finishes with a full cleanup and magnet sweep. Most homes wrap in one to two days, and we walk the finished roof with you before we call it done.

Options and payoff

Shingle, metal and flat roof systems

Every roof replacement is installed as a complete Owens Corning roofing system, and the manufacturer warranty is registered on every roof. We also install metal roofing, and on the commercial side we work with TPO, EPDM rubber and metal systems for shops, warehouses and offices. See our commercial roofing page. If you are weighing shingle against metal, we will lay out the cost and lifespan of each so you can pick what fits the house and the budget.

Why a new roof pays off

A new roof clears out any moisture that worked its way in over the years, replaces weak decking, and puts a complete weather tight system over everything you own under it. With the ventilation done right, the attic runs cooler in the summer too, and your AC will notice. It is also the biggest curb appeal move you can make on a house. Buyers and appraisers look up before they look at anything else.

Know your options

Architectural shingles, 3 tab, and how long roofs last here

Almost every roof we replace gets architectural shingles, and there is a reason. The old 3 tab shingles are a single flat layer rated for around 15 to 20 years and lower wind speeds. Architectural shingles are thicker, layered, rated for stronger wind, and typically last 25 to 30 years. The price difference on a whole roof is smaller than most people expect, and the difference in how the house looks is not.

Ohio is hard on roofs. Freeze and thaw cycles work at every seam all winter, summer attics cook shingles from underneath, and spring brings the wind and hail. That is why ventilation and ice and water shield are part of every Roundhouse replacement and not an upsell. A roof built for this climate lasts its full rating. A roof built cheap here does not.

We replace roofs across Beavercreek, Kettering, Xenia, Bellbrook, Fairborn, Centerville, Springboro and the surrounding Miami Valley. If a storm is what brought you here, our storm damage and insurance page covers how the claim side works.

Storms

Storm damage and insurance

If a storm is the reason you need a new roof, we document the damage, photograph everything, and explain how the insurance claim works. Plenty of the roofs we replace start as an insurance inspection. Storms rarely stop at the shingles, and we handle damaged siding and gutters on the same claim.

Questions

Roof replacement FAQs

A new roof comes with plenty of questions. These are the ones we hear most, answered straight.

How long does a roof replacement take?
Most single family homes wrap in one to two days. A steep pitch or a cut up roof with a lot of dormers and valleys can add a day. Your estimate comes with a real timeline for your roof.
Do I have to leave the house during the install?
Not necessarily. It depends on the driveway and how far the house sits from the road. It is loud while the crew is overhead, but nobody needs to come inside, and we will let you know ahead of time if the driveway needs to stay clear.
What happens if it rains on install day?
If the forecast turns, we move the date or split the job into sections, and anything open gets tarped tight overnight. Your house never sits exposed.
Will insurance pay for my new roof?
If the roof was damaged by wind or hail, often yes. We inspect it, document everything with photos, and explain how the claim process works, so you know what to expect when the adjuster comes out.
What warranty comes with it?
Two layers. The Owens Corning manufacturer warranty, registered on every roof, and a Roundhouse workmanship warranty of 5 to 10 years depending on the project. Details are on our warranty page. If something is not right, we make it right.
