Home / Services / Commercial roofing
A leaking roof over a business costs more than the repair. It costs inventory, equipment and days you cannot open. We install and repair TPO, EPDM rubber and metal roofing on shops, warehouses, offices and flat roofed buildings across the Miami Valley.
Roof systems
Most commercial buildings have a flat or low slope roof, and the right system depends on the building, the budget and how long you plan to own it.
A single ply membrane with seams that are heat welded together, which makes them some of the strongest seams in flat roofing. Usually white, so it reflects summer sun and helps keep the building cooler.
A synthetic rubber membrane with decades of track record on commercial roofs. It handles freeze and thaw cycles well and is straightforward to repair. Usually black, with seams joined by adhesive and seam tape.
Steel panel roofing for commercial and agricultural buildings and steeper roofs. Long lasting, fire resistant and well suited to large, simple roof shapes.
Repair or replace
Where flat roofs fail
Water still standing 48 hours after it rains is a warning sign. It ages the membrane faster and adds weight the roof was never meant to hold, and it usually points to a drainage or structure issue worth fixing.
Seams are where membranes are joined, and they are the first place a flat roof leaks as it ages.
Every vent, pipe, drain and HVAC unit is a hole in the roof. The flashing around them takes a beating from weather and service crews walking the roof.
Leaves and debris clog drains, and a clogged drain turns a flat roof into a pond.
Wind gets under loose edge metal and starts peeling the membrane back from the outside in.
Pricing
Measured on site, in squares of 100 square feet.
TPO, EPDM and metal each carry a different material and labor cost.
A sound, dry roof can sometimes be covered with a new membrane, which costs less. A wet or failing roof has to come off.
Wet insulation gets replaced, and tapered insulation can be added to move water toward the drains.
Each HVAC unit, vent, skylight and drain adds flashing work.
Building height, roof access and where materials can be staged.
Working with you
We schedule the work with you to keep disruption down, keep the site clean, and keep you updated while the crew is on the roof. When a storm damages a commercial roof, we document the damage with photos and work alongside your insurance company, the same way we do for homeowners. See our storm damage page for how that works.
