Siding installation, repair and painting

We install, repair and repaint siding across Beavercreek, Kettering, Xenia and the Miami Valley. CertainTeed and Mastic vinyl, James Hardie fiber cement and LP SmartSide engineered wood, with a free estimate in writing for your house.

Materials

Vinyl, fiber cement and engineered wood siding

Each material trades off cost, upkeep and how it handles Ohio weather. Here is how the three we install compare.

Vinyl

CertainTeed and Mastic. The most common siding in the Miami Valley. It never needs paint, cleans with a garden hose, and costs the least to install. Thicker panels hold up better to wind and impact, and we will show you the difference between grades before you pick one.

Fiber cement

James Hardie. A board made of cement and wood fiber that will not burn, rot or draw insects. It is heavier and costs more to install, takes paint well, and stands up to hail and summer sun for decades.

Engineered wood

LP SmartSide. Wood strands bonded with resin and treated against rot and termites. It has the look of real wood, comes prefinished from the factory, and installs in long lengths with fewer seams on the wall.

Repair or replace

Does your siding need repaired or replaced?

A lot of siding calls end up being a repair or a repaint. Here is how to read your own walls before we come out.

Signs it is time to replace

  • Panels are warped, buckled or loose across whole walls.
  • The sheathing behind the siding feels soft when you press on it.
  • Moisture is showing up inside, like peeling paint or stained drywall on exterior walls.
  • The same walls keep needing repairs.
  • Old vinyl has turned brittle and cracks with a light bump in cold weather.

Signs a repair or repaint will do

  • The damage is limited to one wall or a few panels.
  • A storm cracked or punctured siding on a wall that is otherwise solid.
  • Fiber cement or wood siding is faded but sound, which is a paint job.

On repairs we match the existing profile and color as closely as the product line allows. Vinyl colors get discontinued, so when an exact match is gone we show you the closest options before any work starts.

The work

What's included in a siding replacement

  • Removal of the old siding down to the sheathing
  • Sheathing inspection, with rotted sections replaced after you see them and approve the work
  • New house wrap with taped seams
  • Flashing at windows, doors and rooflines, where most wall leaks start
  • New trim, corners and J channel
  • Full cleanup with a magnet sweep for nails
EPA Lead-Safe Certified Firm

Certified under the federal Renovation, Repair and Painting rule, with licensed abatement workers on staff.

Owens Corning Preferred Contractor

When the roof is part of the project, it is installed by a manufacturer vetted crew.

Older homes

Siding work on homes built before 1978

Paint on older homes often contains lead. Federal EPA rules require a certified firm for exterior work that disturbs more than 20 square feet of painted surface on a home built before 1978, which covers most siding, trim and fascia jobs on older houses. Roundhouse is an EPA Lead-Safe Certified Firm with licensed abatement workers, so old painted siding comes off with the containment, cleanup and records the rule requires. If your house was built before 1978, mention it when you call and we will plan the job around it. Our lead abatement page covers the rules in more detail.

Pricing

What determines your siding cost

Wall area

Measured on site, with windows and doors subtracted.

Material

Vinyl costs the least, engineered wood sits in the middle, and fiber cement costs the most to buy and install.

Stories and access

Second stories, gable peaks and steep yards take more staging and labor.

Trim and openings

Every window, door and outside corner adds trim and flashing work.

Sheathing

Rotted sheathing found during removal gets replaced, and you approve it before the work happens.

Lead-safe work

Pre-1978 homes with painted siding need containment and cleanup that add time to the job.

Storm damage changes the math. Wind and hail damage to siding is often covered on the same claim as the roof, and we document both on one visit. Our storm damage and insurance page explains how that works.

Questions

Siding FAQs

Should I choose vinyl or Hardie board?
Vinyl costs less up front and needs almost no upkeep. Hardie costs more, will need repainting down the road, and handles impact, fire and sun better over the long haul. We price both on your actual house so you can compare real numbers.
Can new siding go over the old siding?
We take the old siding off. Covering it hides rotted sheathing and water damage, and most manufacturers want their siding fastened to a flat, sound wall.
How long does it take to reside a house?
Most single family homes take a few days to a week, depending on size, material and how much trim and sheathing work the walls need. Your estimate includes a timeline.
Do you paint siding?
Yes. Fiber cement and wood siding that is faded but still sound can be repainted for a fraction of the cost of new siding. On homes built before 1978, prep and scraping fall under the lead-safe rules covered above.
Can you fix one damaged section?
Yes. Cracked, punctured or wind damaged sections get replaced and matched to the rest of the wall as closely as the product line allows.
What warranty comes with new siding?
A Roundhouse workmanship warranty of 5 to 10 years depending on the project, plus the siding manufacturer warranty on the materials. See the full warranty.
